Woodland Trails Condominium Divestment RFQ
Overview
Shiawassee County Land Bank Authority is seeking a developer or developers to acquire and complete construction on 14 lots located in Woodland Trails Condominiums. The site is located in the northeast section of the City of Owosso in close proximity to Owosso High School and Middle School on Mallard Circle. This property is currently in the process of being turned over to the Shiawassee County Land Bank Authority from the Michigan Land Bank Authority.

- Aerial views of the site from a localized and city-wide perspective
- A copy of the development master deed
- A parcel report from Shiawassee County GIS
All utilities and infrastructure are available on site.
Project
Following the selection of developer(s), the subject parcels will be transferred to the applicable entity based on the agreed upon terms. All development plans must comply with all stipulations laid out in the Woodland Trails Master Deed and the City of Owosso ordinances. Construction shall commence within an 18-month period commencing on the date of deed transfer. Failure to begin construction within that time will result in properties reverting to the land bank unless otherwise negotiated.
Incentives
The land bank is anticipating offering tax increment financing in support of this project to assist with eligible expenses.

- Company name, background, and an overview of development capabilities
- Proposed number of lots and purchase price requested
- Timeline overview for development
